Davenport

Davenport is a rapidly growing area in central Florida, and one of the hottest destinations for Orlando homeownership. Davenport has more new builds than almost any other suburb listed.

The mix of undeveloped land, lower cost of homeownership, and rural setting along southern I-4 have created the perfect storm for home builders to build. Driving through Davenport, you can still see many citrus groves dotted between newly built suburbs, although that’s likely to change as new development creeps in over the coming years. Davenport is incredibly quiet and rural.

Location & History

Davenport is located south of I-4 in Polk County. The city is closer to Lakeland than Orlando but is close enough to Disney and sprawling suburbs of South Orlando to be considered on this list. The city can trace its roots back to the 1830s and had a strong military presence during the Second Seminole War.

Downtown Davenport is small, untouched, and not conveniently located for the average Davenport resident. Most homeowners live in northern Davenport, close to I-4 and Hwy 27. This section of town has also experienced the most growth compared with other parts of Davenport. Lots of big box stores, housing communities, and shopping centers fill the section along highway 27 and I-4, and slowly dissipate the further out you travel.

THINGS TO DO

Airboat tours and hot-air balloon tours (highly recommended) are some exciting things to experience near Davenport. You are also 20 minutes to Disney, which is really convenient. The drive along Davenport to Disney is also a simple one, with minimal turns.

Also in Davenport is the Northeast Regional Park, which features a walking trail, sports fields, and a small boat launch into Old Lake Davenport.

Homes in Davenport, FL

Affordable housing is the main star in Davenport — you can even still find new builds starting around $200,000-$210,000, which is hard to find elsewhere in the Orlando metropolis. I can think of few other areas in Orlando with such affordability.

Many neighborhoods sit among orange groves in rural settings. Neighborhoods are geared towards maximum affordability, but there are a few higher-end neighborhoods. (Ridgewood Lakes is the only subdivision that comes to mind.) New subdivisions like Silver Palms, Carlisle Grande, Golden Ridge, and Citrus Isle are great options that all start in the very low $200,000s.

Why Move Here?

North Davenport as a whole is the most affordable suburb within 20 minutes of Disney. It’s also further south than any other Orlando suburb, meaning it still has room to grow. The vibe is laid back, rural, and modest. New communities are popping up along Hwy-27 in Northern Davenport, and are minutes from I-4. Newer communities are very price-conscious, with beautiful, modest homes.

Davenport shouldn’t be overlooked. The population and home price has doubled in the last 10 years, and with good reason.
