There are plenty of different builders in the Central Florida area. One of the most difficult things when looking for a home is narrowing down this list. Each builder has some great things that make them stand out while also having some flaws. I thought it would be a great idea to discuss with you the pros and cons of a few different builders. Hopefully, this helps you identify which builder checks off enough boxes for you. I’m Ruben Colon with Moving To Orlando and these are Builder Highlights. First up is Pulte Homes and Del Webb.
I know what you’re going to say. “Hey! That’s two different builders?!” Well, yes and no. Del Webb is actually owned by Pulte now and honestly, they even share some of the same floor plans between communities. For example, the Mystique is available at both Isles of Lake Nona by Pulte & available at Del Webb’s The Oasis. So, I counted this as one builder when making my list.
Pulte is a huge company, and they are building in quite a number of communities in the Central Florida area. However, what I love most about Pulte specifically are the floor plans. I don’t think I have every walked into a Pulte model and though “Wow, I’m not feeling this at all”. Whether it’s the floor plan itself, the upgrade options they’ve selected to show off in the models, or just the excellent craftsmanship of the quality of the homes, it’s just very hard to not admire each and every model they have to offer. It’s a big reason why I put them on my list.
Some of the communities that interest me the most by Pulte include both Serenoa Lakes and Isles of Lake Nona. Both communities are in excellent areas in Central Florida where you can expect a lot of equity to build up over time. Serenoa Lakes is located in Clermont (just beyond the Sawgrass Bay area) and Isles of Lake Nona is located in… well Lake Nona! They offer a beautiful community surrounded by a gorgeous lake with many of opportunities for a lot facing conservation.
Del Webb brings another interesting trait to the table. Firstly, they focus specifically on 55+ communities. By the way, Del Webb offers some of the best 55+ communities I’ve seen in the Central Florida area. They do a great job at identifying some of the best areas to build a 55+ community and then creating magnificent features that just allow those communities to stand out from all the rest. For example, Del Webb’s The Oasis is located in Winter Garden and features a 12,000 square feet club house.
Another one of their upcoming communities (Del Webb At Minneola) features a 15,000 square feet club house. They know that most buyers looking for a 55+ community are looking for peace, amenities, community features, and are located in an area where there are plenty of things to do close by the community itself. These features along with Pulte’s features are exactly why I decide to highlight them as one of my top four builders.
However, every builder has a few flaws. For Del Webb & Pulte, some of the best communities by them do get pretty costly. Specifically, when we’re looking at lot premiums. For example, Pulte’s lot premiums over in Isles of Lake Nona start at around 70K last I checked. Over in Serenoa Lakes, they start in the six figures. It’s fair to point out though it’s not every community that’s like this. Tohoqua by Pulte starts much lower compared to these communities. However, the fact remains that Pulte/Del Webb does like to put some hefty lot premium prices on some of their communities.
Aside from that, this builder offers beautiful homes on great lots and lots of amenities. In addition, they are in convenient locations. This just might be the builder you are looking for.
